Our sellers need to hear this message loud and clear. Our year over year Central Valley appreciation is hovering around 6% (on average). However, our appreciation in the 3rd quarter was only 1% (annualized this would be only 4%). Another number that indicates a slowing is that over the last five (5) years, we have had a cumulative appreciation of nearly 50%. If we were to take the last year at 6% and multiply by 5 we would be at 60% of that number. This significant slowing in appreciation is the first clue, in any market, that we are having a real shift.
